Proposed Residence at:
239 Atlantic Ave
Seabrook Beach, NH


    The following is a proposal to construct a new home on 239 Atlantic Ave in Seabrook Beach, New Hampshire.  The estimate price is based on the plans by Destefano Architects (project #200834 dated November 24, 2008) and the following specifications:


1.    Excavation and Site Work:
a.    Excavate and backfill for the foundation.
b.    Concrete:
  • Poured concrete footings.
  • Poured concrete footings and walls (7’10” high).
  • Poured concrete floors at the basement and garage.
c.    Waterproof tar the new foundation below grade.
d.    Perimeter drainage at the new foundation interior to a sump pit.
e.    Trench for sewer, electric and water (locations to be determined).
f.    Excavate for the following:
  • Gravel base at the driveway.
  • Gravel base for a side walkway/front patio.

2.  Frame:  (lumber to be “construction run”)
a.    New construction specifications:  (3/4” “Advantech” plywood subfloor/ 2x6 exterior walls/ 2x4 interior walls/ ½” fir plywood wall and roof sheathing/ 2x10 floor joists/ 2x10 rafters/ LVL beams and structural members to code).
b.    Exterior soffits, facia and rake trim in composite Azek PVC.
c.    Install ice and water shield (Grace or equal) at all overhangs and valleys.
d.    Supply and install asphalt roofing with ridge venting (IKO Cambridge 30 year architectural or equal).
e.    Windows and doors were figured as Marvin aluminum clad (includes screens and standard hardware and SDL grills).
f.    Siding was figured as white cedar shingles (re-squared and rebutted) with factory bleaching oil.
h.    Exterior doors:
  • Front door and hardware on allowance of $1,250.00.
  • Door from garage to house to be metal fire rated (six panel steel).
  • Supply and install two (2) overhead doors with electric operators (doors on allowance of $2,000.00 each, operators were figured as belt drive for quieter operation).
i.    Exterior trim at the windows and doors was figured as Azek PVC trim as per plan (5/4” stock used in this application).
j.    Front deck and side step was figured as a pressure treated frame with composite decking.
k.    Railing system was figured as Trademark or equal.

3.  Electrical:
a.    Complete electrical (duplex outlets, switching, etc.) to New Hampshire and BOCA code requirements.
b.    Supply and install:
  • Five (5) cable television outlets.
  • Five (5) telephone outlets.
  • Fluorescent closet lighting (required by code).
  • Smoke detectors (required by code).
  • Bathroom fan/lights vented to the exterior.
c.    Interior and exterior light fixtures and ceiling fans on allowance of $2,500.00.
d.    Supply and install twenty (20) recessed lights (Progress or equal) at the kitchen and bathroom ceilings.
e.    Provide complete electrical for all the appliances.
f.    Supply and install a 200 amp service (underground).

4.  Heating/Air-Conditioning:
a.    Supply and install a LP gas hydro air system (Buderus or equal furnace/comfort air – air handlers).
b.    Supply and install central air conditioning at the entire house (Rudd or equal condensers).
c.    Includes four (4) zones – one at the lower level, one at the first floor, and two at the second floor.

5.  Plumbing:
a.    Supply and install waste, vent and water lines for the kitchen, first floor half bathroom, second floor master bathroom, second floor guest bath, and laundry.
b.    Plumbing fixtures on allowance:
  • Master bathroom:           
-    Water closet with seat        $250.00
-    Shower mixing valve        $500.00
-    Sinks ($200 each)        $400.00
-    Sink Faucets ($250 each)    $500.00
-    Whirlpool            $2,000.00
-    Whirlpool fill            $750.00
-    Shower door            $1,750.00

  • First floor half bathroom:       
-    Water closet with seat        $250.00

  • Second floor guest bathroom:

c.    Complete installation of all plumbing fixtures and appliances.
d.    Supply and install two (2) exterior sillcocks.
e.    Supply and install one (1) 80 gallon hot water storage tank (top performance or equal) for domestic hot water.

6.  Insulation: (option: closed cell spray foam   add approximately $15,000)
a.    R-19 fiberglass insulation at the basement floor.
b.    R-19 fiberglass insulation at the exterior walls
c.    R-30C fiberglass insulation at the sloped ceilings with proper vent.
d.    Sound deadening all interior bath walls (R-11).
e.    R-38 fiberglass insulation at the flat ceilings.

7.  Drywall:
a.    Sheetrock (1/2”) walls and ceilings with a three coat tape finish and prime.
b.    Ceiling finish was figured as smooth.
c.    Garage ceiling and walls to have 5/8 fire code sheetrock with a primed finish.
d.    Bathroom walls were figured with ½” Durock tile backer at the master shower.
e.    Sheetrock (1/2” mildew resistant) walls and ceilings at the second floor bathrooms.
f.    Basement ceiling was figured as Armstrong Dune (tegular edge 2’ x 2’) suspended ceiling.

8.    Interior Finish:
a.    Interior doors were figured as six panel solid masonite (15 lite frosted glass door to the basement).
b.    Interior casing to be Princeton ½” beaded (3/4x3 ½) or equal.
c.    Interior baseboard was figured as 5 ¼” speed base (9/16”x5 ¼”).
d.    Supply and install James Hardie underlayment to prepare for the ceramic tile floors (three bathrooms/laundry area).
e.    Closet pole and shelf at the new closet locations (Wood Pole and shelf) or equal.
f.    House hardware was figured as Schlage F series (brushed nickel hinges and knobs).
g.    Stairway – oak treads/painted risers/open baluster rail system (open baluster rail system to include Brosco 6010 rail/5015 primed balusters/5050 newel posts).
h.    Master bedroom walk-in closet shelving on allowance of $1,500.00 installed.

9.    Fireplaces: (total of three)
a.    Supply and install a 36” gas fireplace at the living room, family room and master bedroom (Superior or equal).
b.    Hearth and mantle on allowance of $500.00 installed.
c.    Exterior stone was figured as New England field stone.

10.    Cabinets and Counters:
a.    Kitchen cabinets and counters on allowance of $35,000.00 installed.
b.    Guest bathroom vanity and counter of $2,500.00 installed.
c.    Master bathroom vanity and counter of $3,000.00 installed.
d.    Built-in cabinets were figured on allowance of $10,000.00 installed.

11.    Painting:
a.    Exterior trim to have a prime plus a two (2) coat finish with color chosen by owner (exterior body figured as pre-stained/factory bleached).
b.    Interior wall paint to have a prime plus a two (2) coat finish with colors chosen by owner.
c.    Interior trim paint to have a prime plus a two (2) coat finish with colors chosen by owner.
d.    All ceilings to be finish coated after drywall prime and finish.
     
12.  Flooring:
a.    Hardwood floors (2 ¼”) oak at the lower level, first and second floors.
b.    Master bathroom, first floor bathroom, guest bathroom and laundry room were figured as tile on allowance of $12.00 per square foot installed.

13.  Master Bath: (shower area)
a.    Shower walls to be prepared with Durock cement board.
b.    All areas to be water proofed with 8+9 membrane.
c.    Wall tile on allowance of $10.00 per square foot installed.
d.    Includes soap dishes (2).

14.  Other:
a.    Includes all labor, materials and building permit.
b.    Removal and disposal of all debris generated from the new construction.
c.    Bathroom hardware (mirrors, towel bars, etc.) on allowance of $150.00 per bathroom and installed by the contractor.
d.    Complete installation of the kitchen appliances (ducting, gas, electrical, plumbing, etc.).
e.    Additional allowances:
  • Appliances - $10,000.00 (dishwasher, refrigerator, cook top oven, microwave/hood, disposal)
  • Driveway - $2,000.00
g.    Supply and install paintable composite shutters at the front elevation and side elevation.     


Total Estimate Price:  $645,000.00 to $665,000  **

Not included in the price:
1.    Ledge blasting at the new foundation (if necessary).
2.    Finish landscaping not included.
